The most common question we get asked is: How does your program work? This is interesting to us, because we thought our statement "We buy houses cash" was pretty clear.
Turns out its not!

It appears from all the calls and e-mails we get daily, all these "We Buy Houses Cash" companies aren't really cash buyers at all. Most of them, our clients report, lack the creativity or experience to get difficult transactions done.
And to make matters worse they try to use late night informercial books to teach them how to get your property with no out of pocket cash! Techniques such as options to buy, buying with other peoples credit, getting the property under contract and then "flipping" the contract. This as many of you have heard, is called the "No Money Down" strategy. It's an epidemic out there it seems. Hundreds of seminars nationwide and take a look at late night infomercials if you don't believe us.
These books and seminars, attempt to try and teach wannabe investors how to to buy with "no money down".
The main strategy in these books and seminars is to advertise "We Buy Houses Cash" everywhere to catch attention and get motivated sellers to call. That's the reason why you see so many signs on street corners, electric poles, EVERYWHERE.
The only ones getting rich are the books writers and the seminar speakers. This approach worked in the 1980's when interest rates were sky high but with interest rates at some of the lowest in history, it no longer makes sense for the seller.

- During your initial contact with us via phone, e-mail, or online chat we will discuss with you your situation.
- We will ask you for your property address so we can run an area comparables report
- After reviewing the report with you, we will most likely ask you what your bottom line number is.
- We will talk with you about how the pricing compares to what we've determined to be fair market value
- If what you are asking for the property is fair, we will set an appointment to see the property
- Upon arrival and inspection of the property, if we confirm everything is as you told us, we will produce a contract
- We will review the contract with you, state the terms and conditions make sure we both agree on them and then sign.
- In many instances, we may give you cash or a check on the spot.
- If not, we will open escrow with the contract and deposit our purchasing funds with the title company.
- Upon receiving the title report, usually 24-48 hours provided everything was as stated, we close and you get your check.

- You want to close fast with a guaranteed cash buyer, be realistic. You will have to discount the price a little.
- Does this mean we won't buy your NO EQUITY HOME AFTER WE SAID WE WOULD?- NO! Absolutely we will, we just may not close as fast on it. A deal with us is ALWAYS a deal. We prioritize purchasing homes with equity or that are facing foreclosure.

SCAMS:
It's unfortunate, but real estate scams are an everyday event making headline news it seems almost daily. You can protect yourself:

- Make sure the company you are using is reputable. Check with your local Better Business Bureau. If the company isn't reputable why take a chance? Find out if their corporate status is current. Find out how long they have been in business. Ask to see a bank funds letter to show they really have the cash to buy your property.
- Make sure the company you are using has a permanent location. Go visit it to see if its really there. How are you going to find them if they work out of their car?
- Ask for references. You want to make sure other people are happy with the way they were treated.
- Don't sign anything without reviewing it first! Have an attorney or professional review the information. Ask questions. If the questions can't be answered on the spot, you probably are dealing with someone without the experience needed.
- Make sure every single agreement you have is IN WRITING. Verbal agreements will not stand up in court in case of a problem.
